Lawn care
A big thank you goes out to all the home owners who took extra special care of their lawns following the core aeration before the fall.
It is this dedication and commitment from home owners which helps to keep the community a great place to live in.
Snow Removal
The Board, Shew Management and C.M. Jones, (snow removal contractor) will meet soon to ensure they fully understand our priorities with regards to snow removal. We have explained in the past that we require the ends of the driveways be paid special attention and dealt with first. Chris Jones observed that the fewer cars parked on the street, the easier his job would be.
Of course there are a number of things we can do ourselves and the notice attached to the end of this news letter explains what to do when snow is expected. Keep it handy – those snow storms will be here before you know it!
Budget
The 2008 budget has been set and a copy has been attached to this newsletter. Thanks to Nigel, Bob, Jim & Barbara for pulling this together. View Budget Spreadsheet here.
Traffic Calming
The last newsletter went out in March of this year and Bob wrote a very good item about the speeding in the neighborhood. Some of you will be aware that a committee was set up to investigate the concerns and identify some actions we could take to make the community a safer place for ourselves and our children.
Thanks to Micah Bertin, Lloyd Brown and Jim Forster for some excellent recommendations which were put to the board and we have developed a plan for some improvements to the signage and repainting of parking spaces. We will also be painting center lines at the bends.
The attached diagram shows our intentions but it doesn’t stop there. It is up to each and every one of us to keep our speed levels within the limit of 10 MPH and be very vigilant for other people in the roadway.
And parents – please continue to council your children on safe play in the neighborhood.
Archtectural Committee – Fall Walkaround
You probably noticed that the Architectural Committee has completed the fall walk round recently.
Thanks to Jim, Lou, Katherine, & Nancy for completing this task.
You will have received a copy of the survey in your mailbox detailing the items found to be needing attention for your particular property.
The board will be meeting with the committee soon to review all of the issues and will communicate with home owners separately.
Property Boundaries
Over recent months the Board and committees have fielded a number of enquiries from residents regarding issues thought to be the responsibility of the Board.
Some of these have come about because they were to do with what was thought to be common land.
Homeowners should note that there is very little common land and that residents own the land around the perimeter of their properties. This is generally between the street and the neighboring property and boundary lines to the various forests, Bradford road or neighboring communities.
The only common land areas are
• the island in the street opposite #30 & #31
• the island in the street opposite #40 & #41
• the island at the entrance
• the street itself
You should also note that the area between blocks of units is private property, shared by the end unit owners. It is not a thoroughfare to gain access to the rear of the units or access to the trails. Please respect the privacy and property of your neighbors.

Committees
Remember that your committees are working for you to make certain that our community is one of the best in the area. Their input is in their own time – so when you pass them in the street…give them a big thank you.
If you are interested in lending a hand please contact a member of those committees or the board directly.
Landscape Committee – Barbara Craig (#10 Ph 610-889-9092) and Diane Jones (#71 Ph 610-407-9263) continue to serve you by reviewing landscape requests, acting as the main point of contact with the landscaping company and offering tons of advice & tips.
Telephone Directory – Carolyn Bringhurst (#82 Ph 610-889-2434, Email: Cbring12@msn.com) continues to manage this directory and if there are any mistakes or omissions on your entry please contact her direct:
Architecture Committee – Jim Forster (#24 Ph 610-722-9833), Lou Ciavarella (#21 Ph 610-296-1301), Katherine McCabe (#60 Ph 610-296-3577), & Nancy Karpowitz (#30 Ph 610-640-0123) all work hard to ensure the neighborhood is in good shape from an architectural perspective. This committee also caries out the walk rounds and reviews any architectural change requests. They are also working on a number of initiatives to ensure we have good standards in place when it comes to some of those replacement projects such as doors, windows and mailbox stands.

Snow
To: All Quarters West Homeowners

A REMINDER FROM THE BOARD OF DIRECTORS.
WHAT TO DO WHEN SNOW IS EXPECTED.
Here are some reminders about how to prepare:
1. Remove as many cars as possible from parking areas on the roadway. If you have a driveway and two cars, one should be in the garage and one in the driveway. (Rule and Regulation No.2, section 10)
2. Keep the parking bays around the islands as clear as possible in order to make it possible for the plows to maneuver.
3. Please keep in mind the difficulty experienced by the plows trying to maneuver in small spaces and make sure you give them the space the need to do their job properly.
4. If possible, clean snow off cars in driveways before they come to shovel the driveways.
5. Do not throw snow from driveways and sidewalks into the roadway, particularly after they have cleared the roads.
If the there are any problems, questions or complaints in regard to areas not cleared, please call C.M Jones at 610-644-7224 and ask for Chris.
Given the limited space to dump snow, it may be necessary to pile snow in front yards. We need to keep parking spaces open and assure the drains are clear. We apologize for this minor inconvenience. The other alternative would be to haul the snow off the property and this would require another significant increase in the HOA fee.
